WP3 provides independent building services validations to confirm that systems are safe, compliant and operating as intended.
Validation bridges the gap between design intent and actual building performance. Through inspections, testing and analysis, we establish the condition and operation of mechanical, electrical, public health, fire and control systems.
Our services support landlords, occupiers, developers and contractors during property acquisitions, fit-outs, refurbishments, lease events and operational performance reviews.
Validation can help identify defects before they become costly, confirm compliance requirements, improve energy performance and provide facilities teams with an accurate baseline for future maintenance.
Our Approach
Review
We review available drawings, specifications, commissioning records, operation and maintenance information and previous reports to understand the building and its systems.
An initial site inspection is then completed to confirm the required scope, access arrangements and specialist testing requirements.
Plan
Our team develops a detailed validation proposal and cost plan aligned with the client’s objectives. Works are carefully coordinated with facilities management, security teams and building users. Inspections can be undertaken during normal working hours, out of hours or through a phased programme within occupied properties.
Validate
Using bespoke inspection checklists and industry-leading equipment, we undertake visual surveys, physical testing, sampling and functional performance checks.
Our in-house specialists and trusted supply-chain partners validate systems including HVAC plant, electrical infrastructure, water services, fire systems, lighting, controls and critical building services.
Report
Following completion, we provide a clear validation report setting out:
- Systems and equipment inspected
- Validation checks undertaken
- Visual survey findings
- Physical testing results
- Identified defects and risks
- Recommended actions
- Supporting equipment and installation photographs
Recommendations can be prioritised to support remedial works, future investment and ongoing asset management.

Property and Asset Inspections
We assess the condition, performance and suitability of buildings before acquisition, construction, fit-out, lease handback or future investment.
Mechanical and Electrical Systems
We inspect and test electrical infrastructure, HVAC plant, critical power systems and building controls to confirm their condition and operational performance.
Fire and Life-Safety Systems
We validate fire alarms, emergency lighting, refuge systems, smoke controls, dampers and sprinklers to confirm that essential safety systems operate correctly.
Water and Environmental Services
We review domestic water systems, water quality, temperature control, indoor air quality and environmental conditions to identify health, safety and performance risks.
Digital, Energy and Documentation
We assess smart-building systems, energy performance and technical records while providing clear recommendations for optimisation, remedial works and ongoing management.
Building Fabric Inspections and RICS Surveys
We inspect building fabric and provide RICS-qualified condition surveys to identify defects, deterioration, maintenance requirements and future investment considerations across all key property elements.
