With a highly challenging programme, WP3 were able to successfully deliver a fully coordinated MEP design for the fitout from shell & core of this refurbished floor in the Cargo building, Canary Wharf.

Working closely with the contractor, designers and client team, WP3 developed the Stage 2 concept to a detailed Stage 5 design within just four weeks. The scheme included significant open plan areas of exposed services, and we utilised 3D BIM modelling to achieve a high level of coordination between the services and all other trades.

The integration of tenant plant into the scheme was critical, with no design or prior approvals having been developed. WP3 completed detailed measured surveys and developed creative design solutions whilst leading the collaboration with the Landlord’s team to be able to achieve LTA approvals early in the process.

Leading frequent design workshops, we were able to integrate client changes into the design with minimal impact on the programme and cost. Our proactive approach in identifying potential design solutions allowed the client to weigh up all options and make decisions in quick time.

Sustainability was a key client objective for ANZ. The integration of concepts from BREEAM, WELL guidance, SKA and NABERS was achieved – with a number of enhancements over the basebuild services being accommodated to allow the client more detailed ongoing monitoring of their consumption.
