This modern, internal pan-Asian market style food court is a community centrepiece in North London and features 25 separate retail tenancies fitted to a combination of ‘Cat-A’ and ‘Cat-B’ with common plant
The density of occupancy and kitchens within the building resulted in an incredibly complex technical challenge. Completed at a previous firm, James lead the design of the services and was able to maintain the flexibility required given the nature of the building use and occupants.
Adding to the complexity of the project was the provision of performance space complete with a professional lighting and sound rig, and bookable community rooms used for anything from dance classes to local resident meetings.
Management of utilities was highly technical, in that main incoming services required extensive upgrade as well as development of a utility distribution strategy that allowed for separate metering of all energy and water use.
Significant effort was placed into workshopping with the client’s various stakeholders to firstly establish the brief for each separate space, and then rationalising these individual requirement across the whole site to present efficiencies. Combined plant peak loads were rationalised to present cost and coordination benefits, whilst not affecting the performance of any one space.
Services were designed in such a way that works could be completed in specific tenancies without impact on those adjacent, ensuring continued business operation and maximised rental yield from the development.
