With limited basebuild services available for use within the fitout, WP3 negotiated and managed basebuild alterations whilst their works were being completed. This incorporated extensive investigations and optioneering to determine both the least impactful changes and the best value & most functional solution for our client.
Our international technology client was particularly focused on providing extensive social value locally through the scheme. WP3’s design maintained principles of flexibility, low operational energy usage and ease of use to ensure that the space was accessible to as many members of the community as possible.
Design was completed in fully detailed Stage 4 BIM, completed in-house by WP3’s engineering team ensuring coordination with the many basebuild interfaces. The client’s extensive design standards were maintained and enhanced throughout the scheme, incorporating their requirements for everything from naming conventions to FM practices.
The project is targeting BREEAM Outstanding and LEED Platinum (both to be confirmed) and as such these requirements were incorporated from Stage 1 to ensure opportunities were maximised. To optimise energy usage and embodied carbon in the scheme WP3 conducted extensive analysis to determine where passive methods of cooling and ventilating spaces were suitable.
A smart buildings platform was present under the basebuild scheme, and opportunities were reviewed for both integrating and enhancing that system.
