WP3 are managing the delivery of building services for the refurbishment of Cat-A commercial office space, main receptions and common areas in this Grade II listed building.

Initially assisting with the tender appraisal, we reviewed designs, specifications and construction methodology to develop a construction sequence and delivery plan to to best deliver this Cat-A office fitout. 

The works included new Reception areas, works through occupied residential units, riser construction, plant room construction and basement refurbishment. The project includes a full renewal of main plant including new boilers, 8 air handling units with heat recovery, LV switchgear and back-up Generator, 32 new plate heat exchangers for heating and cooling circuits serving 4 pipe fan coil units and roof mounted chilled water plant.

Duties included review of technical submissions from contractors to assist with contractor selection and spec compliance for the main MEP installation, fire alarms, security packages, vertical transportation and BMS.

Critical to the success of the project was our liaison with MEP consultants and Architects to co-ordinate the RCP consisting of 600 multi-service ceiling rafts. Cloud point surveys of the existing building were completed to co-ordinate the new Cat-A services with existing downstand beams and the architectural Revit model. Co-ordination of new MEP risers was carried out in BIM to accommodate the new PHXs, ventilation and electrical risers.

Our ongoing role includes review of project RFIs and technical submittals for compliance with the consultants specification. We manage ongoing co-ordination and monitoring of contractor installations to achieve a snag free installation. We also take the lead on liaison with the construction and professional teams to agree and implement programmes, commissioning, witnessing and hand over of completed services installation including client training, review of record drawings and O&M manuals to provide the highest quality installation.
