Services Provided: MEP design, BREEAM AP, construction phase monitoring and quality assurance

The delivery of this unique and modern office space within a Grade II listed warehouse conversion required a high degree of coordination and attention to detail.

The design focused on integrating modern services and amenities within the existing environment – whilst maintaining the features of the structure and architecture that the building provided.

WP3 completed the Stage 3+ developed design for this 20,000sqft fitout, responsible for MEP, specialist lighting, structured cabling and electronic security. Working very closely with the client team, lessons from the previous phase of fitout work completed by the client were seamlessly integrated into the design.

WP3 also served in the BREEAM AP role throughout the design stage, allowing the client to achieve a BREEAM Excellent rating (TBC) and to integrate sustainability aims right from the very start of the project briefing phase.

Extensive validations were scoped and completed to further offset any risk to cost and programme prior to commencement of works on site.

With the appointment continuing throughout the construction phase, we maintained a close working relationship with all levels of the contractor’s delivery team to address any coordination or logistics challenges. Due to challenging lead times on equipment being experienced across the industry, we remained proactive in developing solutions to delivery and equipment procurement issues.

This fitout project was successfully delivered to very high quality, on-time and on-budget.
