Located in the heart of the City of London, 60 Threadneedle Street has undergone a refurbishment to enhance tenant experience, improve sustainability, and support long-term marketability.
As the building approached its 15th year, St Martins Property Investments Limited appointed WP3 Consulting to deliver an MEP-led upgrade of key amenities and shared spaces. The brief included expanding end-of-journey facilities, improving comfort within the reception by addressing wind and temperature issues, transforming green roofs into usable terraces, and embedding sustainable design principles aligned with BREEAM In-Use and NABERS targets.
The design responded to spatial constraints, particularly within the basement, where new plant and services were integrated to support enhanced facilities. Subtle interventions were introduced within the reception to mitigate the effects of the stack effect and create a more welcoming arrival experience. A sustainable Cat A fit-out was also delivered across office floors, prioritising efficient systems and reduced material waste, while existing green roofs were repurposed into accessible tenant terraces.
Delivered in collaboration with John Robertson Architects, Knight Frank and BW, the project provides a refreshed, future-ready workplace that supports both current and future tenants.
